MahaRERA Registration Milestone for Three ICC – Wing A

Bombay Realty received MahaRERA registration for Three ICC – Wing A with registration number PR1171012502563 dated March 2, 2026. The certification marks a significant regulatory step for the residential tower located at Island City Center (ICC) in Dadar, Mumbai.

Three ICC is the latest ultra-luxury residential tower from Bombay Realty, the real estate division of the Wadia Group, launched within the Island City Center following the successful completion of One ICC and Two ICC. Wing B and Wing C are yet to be filed under separate RERA registrations.

Tower Configuration and Residences

The tower configuration includes G+44 and G+63 storeys two wings. Residences are offered in 3, 4, 4.5, and 5-bed deck configurations with sizes ranging from 1,283 square feet to over 2,994 square feet.

Pricing and Payment Terms

Residences are priced from ₹5.75 crore onwards, while larger residences with private sundecks are priced between ₹15-30 crore. Standard Construction Linked Plan (CLP) is being offered at launch, with milestone-based instalments through occupancy certificate.

Construction Timeline

Site mobilisation, piling and excavation work for Wing A is in early stage, with structure work expected to commence in the coming quarters. The MahaRERA filing carries an indicative completion timeline of late 2030.

The project leverages Dadar's strategic location as one of Mumbai's most connected and culturally rooted areas. Three ICC offers residences with panoramic views towards the Bandra Worli Sea Link and Atal Setu.

Regulatory Compliance and Developer Track Record

Bombay Realty stated the RERA registration supports project transparency and regulatory compliance for homebuyers. One ICC and Two ICC are existing towers within the same integrated development. One ICC and Two ICC at the same address have already been delivered, giving buyers a verifiable track record on this exact land parcel.
