Bombay Realty's ICC Enters Top 10 Marquee Luxury Buildings
Bombay Realty's Island City Center (ICC) added ₹241 crore through 31 transactions during the second quarter of 2026, according to data published August 24, 2026. The ranking places ICC among 10 buildings that together accounted for nearly ₹3,815 crore of registered transactions in the ₹5 crore-plus segment, the ultra-luxury tier that defines Mumbai's residential market.
The transaction tally came from verified Maharashtra stamp duty and property registration data compiled by Lighthouse Luxury and property registration intelligence platform Zapkey for the April-June 2026 quarter. During this period, homes priced at Rs 5 crore and above accounted for 1,499 registered deals worth Rs 14,903 crore across Mumbai.
Market Context: Q2 2026 Momentum
ICC's ranking reflects broader strength in Mumbai's luxury residential sector. The market recorded an average transaction value of about Rs 164 crore every day during the quarter. April emerged as the strongest month during the quarter, recording 563 luxury property registrations valued at Rs 5,726 crore.
Godrej Trilogy Seafront led the overall ranking with 37 deals worth ₹799 crore, accounting for 5.4% of Mumbai's entire ₹5 crore-plus residential market during the quarter. Oberoi Sky City generated ₹286 crore through 42 registrations, while Lodha The Park recorded 37 deals worth ₹278 crore.

Bombay Realty, the real estate division of the Wadia Group, has launched THREE ICC, an ultra-luxury residential tower situated within the Island City Center (ICC) in Dadar, following the successful completion of One ICC and Two ICC.
